How sampling works
Two Mold Testing Sample Types, Two Different Questions
Air sampling pulls a measured volume of air through a collection device, usually one sample inside the area of concern and one outdoors as a baseline. That comparison is what tells you whether indoor spore counts are elevated relative to what’s naturally in the air outside, and which species are present. Surface sampling, done with swabs or tape lifts, answers a narrower question: is this specific stain or discoloration actually mold, and what kind. Both sample types go to an accredited third-party lab for analysis. We don’t read our own samples in the field. The lab report comes back with spore counts, species identification where possible, and a comparison against the outdoor control, which is the number that actually means something on its own.
Testing costs more than an inspection because it adds lab science on top of the site visit. It earns its keep in specific situations.
HVAC or whole-home air concerns
If mold is suspected in ductwork or you're worried about spores circulating through the whole house, air sampling gives you an actual number to act on.
Mold suspected behind walls or under flooring
When there's nothing visible but the smell or symptoms persist, sampling can confirm elevated spore counts without opening up the whole wall.
Post-remediation clearance
After a remediation job wraps up, a clearance sample confirms the area is back to normal levels before it gets closed up or reoccupied.
Our Process
What happens after you book testing
1
Site walk and sample plan
We identify which rooms or areas need air samples, surface samples, or both, based on what you're seeing or concerned about.
2
Samples collected on site
Air pumps and swabs are used following standard lab collection protocols, including an outdoor control sample.
3
Samples sent to an accredited lab
Analysis is done off-site by a third-party lab, not in-house, so results aren't self-graded.
4
Report delivered and explained
You get the lab results in writing along with a plain-language explanation of what the numbers mean for your home.
Reading the results
What an Elevated Mold Testing Result Actually Means
There’s no single fixed number that marks a home as unsafe. What matters is the comparison between the indoor sample and the outdoor baseline taken at the same visit. Indoor counts that run noticeably higher than outdoor levels, or species showing up indoors that weren’t present in the outdoor sample, are the flags worth acting on. A result close to the outdoor baseline generally points away from an active problem. Once the lab report comes back, those numbers feed directly into the scope of any remediation quote, so the areas with the clearest signal are the ones that get prioritized first.
Mold testing puts a lab result behind what an inspection can only observe. It's the right call when you need documented spore counts, not just a visual opinion.

Mold testing questions
How much does mold testing cost in Ottawa?
A typical Ottawa-market range for lab-based mold testing, including air samples and lab analysis, runs $300 to $700 depending on how many samples are needed. Ask for a free estimate for a number specific to your property.
How is testing different from an inspection?
An inspection is a visual, on-site assessment with moisture readings. Testing adds actual lab samples, either air or surface, that get analyzed by an accredited lab for spore counts and species. Testing is a separate, more detailed step, not a replacement for a visual inspection.
How long do lab results take to come back?
Standard turnaround from most accredited labs is a few business days. Expedited results are sometimes available for an added fee if you need an answer faster.
Do I need testing if I can already see mold growth?
Not necessarily. If mold is visibly growing, you likely already know remediation is needed. Testing is most useful when mold isn't visible but is still suspected, or when you need documented clearance results after cleanup.
What do the lab results actually tell me?
The report shows spore counts and, where possible, species identification for each sample, compared against the outdoor baseline. Elevated indoor counts relative to outdoor levels are what indicate a problem worth addressing.
Need documented results, not just a look around?
We'll help you decide whether air sampling, surface sampling, or both make sense for your situation.
